and having the property go up in price by 30% eleven months
later.
Prices have risen. There is a $300 closing fee for changing
ownership before the final handover of the hard title. I don't
know what sales commissions you might have paid, so I can't
figure those in to the results.
I am guessing that the 30% increase in value is about there.
So those getting the home loan will have made 100% in about
11 months. A short term real estate play that was entirely legal.
Mine was less than the 100% gain because I had more invested
as a result of not getting the loan. Maybe a 70% gain.
I am happy with the deal and look forward to living at

I am intrigued as to which logic you have applied to be able to predict a 30% rise in 11 months. Are you Nostradamus? Maybe you had a dream. Given the amount of real estate popping up I somewhat doubt supply and demand will head that way. They may be struggling to give them away.
