When you fly in, get the type e ordinary visa. The more expensive one posted. Not the tourist visa. Check to make sure you have the correct one before you leave that window. It is valid for 30 days, and can be renewed once for 30 more days. The very next day, before you start playing around, go to a reputable agent and apply for the retirement visa. I use Cina Travel
https://cinatravel.com/ . $290 for 1 year, multiple entry. You will need to be registered with the government's FPCS app and provide a screenshot, but Cina will explain this to you. Your landlord or hotel/guesthouse needs to register you. Again, Cina will explain and help. It might take a few days to sort that BS out, but you'll have more than 3 weeks to get it done. You'll also need to give them a passport sized or slightly smaller, color photo, After all that crap is done, they'll send it in, and you'll get your new retirement visa in 2 weeks or less. That visa will start the day after your type e ordinary visa expires. You won't lose any time. Then go to renew it 11 months + 1 day before it expires.
And since this is the kingdom of wonder, everything I just said could be completely wrong tomorrow. So ask again a few days before you travel.
Just don't trust your guesthouse or a fixer or some random dude that promises you the world for an awesomely low price. So many get scammed. Do it yourself through a reputable agent.
