I'm not a negative person, I encourage people all the time...it's usually to f**k off! But, whatever.
Requirements:
1 – The applicant must be a citizen of a country or region recognized by the Cambodian government, regardless of race, religion, or gender,
2 – The applicant must obtain approval from the Ministry of Interior,
3 – The applicant must be 18 years old and above,
4 – The applicant must have an investment capital not less than USD 100,000 in Cambodia,
5 – The applicant must own a real estate project approved by the government in Cambodia,
6 – The applicant is eligible to apply for a personal bank account and a trust account,
7 – The applicant does not require to submit proof of language competency test or academic qualifications.

So it works out about $200,000 cheaper than applying for Citizenship via Investment, but requirement number 5 will limit the eligibility I'd say. It's pretty obvious who this scheme is aimed towards, just have a look at the language most posts on the FB page are written in.

I was excited and thought here is a chance to get past some of the strange and unfavorable prejudice that had developed against the big nosed and white skinned Barangs ( Which is I ) who wanted to make Cambodia their home.
However, after consideration, I don't believe I am the target audience.
Point 5 on their list just speaks to me of "Golden Handshakes" .
If you don't pass point 5 - You need not apply.

Lots of things get sold in Cambodia. Most cities have several abandoned 'exclusive transport stations' that the owners paid some government official for. One sentence on the CM2H website rings the same warning bell, "This is the only pathway for one to apply for a Cambodian passport." I have an expat friend who recently got his Cambodian Citizenship. Even if he hasn't yet got his Cambodian Passport, I'm sure he isn't urgently filling out a My 2nd Home application!
However, If this IS a citizenship shortcut, a stepping stone on an easy pathway to owning land in my name, then I'm all for it. Better to know more details about #5. If you learn them, please post.

Foreigners can't own land, or more than 49% of a company that owns land, but they can only apply for this if they own a Government approved Real Estate Project. Wouldn't such a project normally need to own the development land? Or,...?
At first I thought my few not-so-high Government connections might help me be one of these 10,000 lucky individuals, now I'm realizing that the service Khmer Home Charity is selling, is a route making other connections unneeded, they are selling access. (I failed to buy Bitcoin at less than 1$, damn, I better apply for this today!)
Time will tell if the access they are selling has greater longevity than some empty 'exclusive transport centres' around Cambodian cities. You can apply for a passport in 5 years. They don't say you will get it.

The IPS website, a longstanding real estate broker and property rental broker, spilled the beans on the "property investment" required in order to join CamMSH.
"The agreement signing ceremony was held yesterday (July 7, 2022), between CM2H and GC Property, to start promoting the said program." The deal is that a prospective CamMSH member must sign up to buy a shophouse from GC Property, which apparently has some sort of development happening, maybe near O'Russey market. So CamM2H is an agent for a property developer building a borey or similar. Or maybe (likely)CamM2H and GC Property have the same owners.
One question on this Cam M2H is whether it has an exclusive arrangement with MoI on the 10 year Golden Visa, or if other companies that have property developmnent schemes will also be allowed to have their members apply for CamM2H.
And whether individuals will be allowed to apply for the 10 year Golden Visa, after paying the appropriate fee to MoI (which presumably would = the commission paid to MoI by this property developer Cam M2H.
On past record, MoI likes to offer "special deals" to a small group of visa agents and similar, not just one. I can probably check this out, but PSDKiwi is better placed than I to get info from the "right" people in MoI.

So can anyone who has lived here for a while. Note that the other requirements - such as no language requirements - are for the property developer's CamM2H, not for citizenship. Similarly the other services offered to CamM2H members are those which any long-term expat, or aspiring long-term expat, can readily obtain elsewhere anytime and for no special fee.
