Man, this one even tops the Olympia City ad! Where will all these trees come from?! The place is a barren desert and Cambodians (Chinese too, so far as I can tell) aren't exactly top city planners when it comes to green space. The airport 30 minutes away? Maybe at midnight! An opera house?! What? For who? The thousands of Chinese who will flock there for the gaudy baroque furniture and poor workmanship? An international school?!?! Bullshit, I doubt any top-tier international school is going to open up over there. Same goes for a hospital.
This is my favourite: "Eternal value and unlimited appreciation". BWAHAHAHAHAHAH, now that sounds like a good deal! 5-star standard?! Global procurement? What the hell? The place is stock-standard concrete+bricks and mortar. No top-tier building or engineering there, it's just a poor man's Marina Bay Sand's Hotel... Even if they throw in a 1000$ Japanese toilet in each unit, quality will depend on the internal wiring/plumbing of the whole place. I think Vattank is world-class though, Phnom Penh Tower is also well-built as far as I can tell and has a decent finish to it. Soka hotel on the peninsula and the Riviera place look like crap though. I doubt completion will change my opinion of either one.
And why the hell did they get some Chinese guy to do the English-speaking when they could have given any local English teacher 50$ to proof-read the script and read it out normally? God, what idiots.

lexuss i lived in china 3 years ALL real estate ads are over the top like that,
they made me laugh as well at the beginning but they you just get used to it. That is the standard for such ads.
it is a chinese thing i would say, even the voice is always like that one.
Quality wise i can't really say, depends a lot on the developer, always do some due diligence it will tell a lot, some are known to be low quality but others especially since post 2010 are pretty good.
Anyway chinese developers wile they may be average on construction techniques they surely know how to do speculation and short term property investment.
However on this one i think we are already late, i didn't receive the prices yet but usually the only good time to invest is at the start of construction, you buy at project cost but you know that they at least started (before is too dangerous, now i think all discounts are already gone).
If you can prove it a good investment florida post some concrete numbers, that's what we care about.

I actually think it's a good buy, but contrary to what you think, I see it as a long-term play. I suppose you could sell off quickly to some other investors, but your return would be much larger if you waited out just a bit. The whole place is still a construction site, but in 5 years it might actually look decent. You could sell it off to well-off khmers for a nice sum. Remember that quite few of those units on Koh Pich are sold and several have people living in them. Location-wise the place is great. Quick access to the riverside/downtown, two bridges, large roads (and large boulevards on the other side). The possibility for some green space. I don't see it has being a place where many foreigners would want to live, at least initially, but khmer families love the place. It essentially gives you suburb space within the downtown core. A lot of the construction is shoddy though (especially just over the bridge) and that weird "Italian" architecture (near the park) is kind of lame imo.
As for Jack. It's not that he isn't allowed to ask question, it's just that he keeps asking weird investment questions. He really seems bent on dropping 100k as soon as he gets here, which I'm sure any savvy business man would agree is unwise. It's one thing to ask a few general question about the market and all that, but investing a lot of money in a market you barely know/understand (or from information you've gathered on an internet forum) is pretty foolish. I've answered some of his previous questions in detail, but I sense the guy has visited Cambodia for a total of two weeks and has no clue on how businesses operate here and what the real estate market is like. I'm merely suggesting he actually gets here, does some research and gets in touch with the local market before getting his mind set on anything in particular.
+1 to first Lexus' post. You just have to be here and go for a drive around diamond island to appreciate exactly what he is saying. It is an awful area made look like a very expensive place, but it is just crap, very bad work on every building still surrounded by garbage just like everywhere else. And I won't be surprised if a couple of years later the whole island sinks or something.

That's cool. I understand. I would tend to agree that for a project of this scale, the earlier the better. I've visited a few development projects before, but never this one. You never know, they might have only sold a tiny portion of the apartments or they might have already sold out. But as you say, projects are always cheaper when you buy on paper. It would be worth checking out for sure. As for quality, it's not like I'm on the site, but I did see it as being simple brick+mortar place. No steel structure yet. Looks like a big shophouse... But with Chinese developers, it'll probably be of better quality than a lot of local stuff on the outskirts of town (even hat Aeon mall is being built by a Japanese company with Korean engineers... Also, I know you're a good businessman. You wouldn't have gotten where you are by being stupid, so I'm definitely not implying that you are. I just find it curious that you're so determined to invest here without knowing the ins and outs of the market But hey, at least you're doing your preliminary research! I also agree that it's hard to determine whether or not it would be a good investment without having any figures. I do know that those DeCastle units in BKK would probably be a terrible investment if you wanted to turn them into rentals. I'm starting to wonder if all of those units that are being built on the island have already been bought out. I've never seen a model home or anything of the sort there. They used to have a model home for some developments out of town in front of what is now Dreamland. But hose were all for places out of town (Tokyo city/Paris, that "999" place).
If Florida has invested in this, I'm a banana. I suspect he met a fellow weirdo in a bar and has been promised a fee for finding gullible idiots on 440.
